Attic insulation
On a South Florida afternoon the space above your ceiling runs far hotter than the air outside. Insulation is the only thing between that heat and the rooms you are cooling. When it is thin, settled, or missing in patches, your system runs longer to hold the same temperature.
The short version
It comes down through the ceiling, and that is a solvable problem.
In a cold climate, insulation is about keeping warmth inside. In South Florida the job runs the other way. The roof deck absorbs sun for eight to ten hours a day, the attic air above your ceiling climbs well past anything comfortable, and that heat then works downward into conditioned rooms through whatever is lying on the attic floor. If what is lying there is four inches of settled fibreglass installed in the nineteen eighties, very little is being stopped.
This is why the same house can have new windows, a new air conditioning system, and still feel warm in the afternoon. Windows and equipment address a fraction of the load. The ceiling is the largest single surface in the house facing the hottest space in the house, and it is the one most people never look at.
The fix is not complicated. It is measuring what is actually up there, identifying where it has failed rather than assuming it has failed everywhere, and bringing the whole plane up to a consistent depth with the right material. Most of the work is preparation. The insulation itself goes in comparatively quickly.
What makes the difference between a job that works and one that disappoints is almost never the brand of material. It is whether the air leaks were sealed first, whether the ventilation still works afterward, and whether the depth is genuinely uniform rather than deep in the middle and thin at the edges where nobody crawls.
What we look at
We do not quote attic insulation from the driveway. There is no reliable way to know what a house needs without going into the attic, and the houses that look identical from the street routinely turn out to have completely different conditions above the ceiling. A free inspection is not a sales courtesy here, it is the only honest basis for a scope of work.
Insulation depth is checked with a ruler in multiple locations, not eyeballed from the hatch. The reading at the access point is almost always the best reading in the attic, because it is the spot that has been walked on least and topped up most. Depth at the perimeter, over the garage ceiling, and in the far corners tells you what the house is actually working with. A house that reads twelve inches at the hatch and three inches along the eaves does not have twelve inches of insulation. It has three, in the places that matter.
Whole sections go missing over the years and nobody notices, because nobody is up there. Pulled back for an air conditioning installation and never replaced. Displaced by a plumber running a new line. Compressed permanently by storage boxes. Blown away from a soffit by wind washing. Every one of these leaves a section of ceiling working at a fraction of the rating on the rest of the house, and heat finds those gaps the way water finds a crack.
Insulation can be present, at full depth, and still be doing very little. Material that has been wetted by a roof leak and dried in place holds a fraction of its original value. Fibreglass that has been walked on across a service path is permanently crushed along that line. Cellulose that has settled has lost some of the loft that made it work. Depth alone does not tell the story, which is why the inspection reports condition separately.
Every recessed light, plumbing stack, wiring penetration, and top plate joint is a path for conditioned air to leave the house and for attic air to enter it. Insulation slows heat moving through a surface. It does almost nothing about air moving through a hole. Blowing new material over unsealed penetrations buries the problem instead of fixing it, and it is the single most common reason a homeowner pays for insulation and does not feel the difference.
Soffit vents, ridge or off ridge vents, and any powered ventilation get checked as part of the same visit, because adding insulation changes how the attic breathes. Blocking soffit intake with new material is an easy mistake that turns a working attic into a hot, humid one. Baffles at the eaves keep the intake path open and are cheap to install while the attic is already open.
Staining on the underside of the roof deck, rusted nail points, and any visible daylight all get noted. Insulation over an active leak is money spent on material that will be wet within a season. If we find evidence of water, we tell you before quoting insulation, because the order of operations matters and putting new material under a leaking roof is a waste of your money.
Materials
There is no single best insulation. There is a best fit for a given attic, and the differences that matter are about how each material behaves in a real South Florida attic rather than how it performs in a laboratory.
The most common choice for an open attic floor. It goes in loose, fills irregular spaces around framing without cutting, and reaches a consistent depth quickly across a large area. It does not absorb water readily, which matters in a climate where humidity is a constant and an occasional roof leak is a realistic possibility. It is the default recommendation for most attic floors we see, and for straightforward reasons rather than because it is easiest to install.
Denser than fibreglass, made largely from recycled paper fibre, and slightly better at resisting air movement through the material itself. It settles more over time, which has to be accounted for at installation by blowing to a greater initial depth. In a humid attic it holds moisture longer than fibreglass if it does get wet, which is the main reason it is not our default here despite performing well on paper.
Pre cut lengths laid between joists. Sensible where an attic floor is regular, accessible, and free of obstructions, and useful for topping up an existing layer in a specific area rather than reblowing an entire attic. Batts are only as good as their fit, and in a real attic full of wiring, ducts, and irregular framing, gaps at the edges of a batt are common and they cost you real performance.
A different approach entirely, applied to the underside of the roof deck rather than the attic floor, which brings the attic inside the conditioned envelope instead of insulating against it. It seals and insulates in one operation and performs very well. It is also the most involved and most expensive option, it changes how the attic ventilates, and it is not the right answer for every house. A reflective layer that addresses radiant heat from the roof deck rather than conductive heat through the ceiling. It is a complement to insulation, not a replacement for it, and it makes the most sense in exactly the climate we work in. The radiant barrier page covers what it does and does not do.

Order of work
The step that decides whether you feel the difference.
If there is one thing worth understanding before you spend money on an attic, it is this: insulation and air sealing solve two different problems, and doing the second one badly makes the first one much less effective.
Insulation slows heat conducting through a surface. Air sealing stops air moving through openings. A ceiling can have excellent insulation and still bleed conditioned air through a dozen recessed light housings, an unsealed attic hatch, and the gaps where interior walls meet the ceiling plane. That air is replaced by hot attic air drawn in elsewhere, and no amount of additional depth on the attic floor addresses it.
The sequence that works is sealing the penetrations, then installing baffles so the eave intake stays open, then blowing insulation to a uniform depth across the whole plane. Reversing that order means burying every leak under new material, where nobody will find it and nothing will be done about it for another twenty years.

Avoid these
South Florida specifics
Most published insulation guidance is written for a national audience and quietly assumes a heating climate. A few things genuinely work differently in Broward and Palm Beach counties, and they change the recommendation.
The first is that our load is almost entirely cooling. Insulation here is not stopping warmth from escaping in January, it is stopping heat from entering across roughly ten months of the year. That makes radiant heat from the roof deck a much larger share of the problem than it would be further north, and it is why a radiant barrier is worth considering here when it would be marginal elsewhere.
The second is humidity. Attic air in South Florida carries a great deal of moisture, and any material that holds water holds it longer here than it would in a dry climate. It is a real argument for materials that shed moisture and for keeping ventilation paths genuinely open rather than treating them as an afterthought.
The third is housing age and how it clusters. A large share of the housing stock in these cities went up in specific building booms, and the attics from each era share characteristics. Homes built before the mid nineteen eighties commonly have very little insulation and almost no air sealing, because neither was required. Homes from the nineteen nineties and early two thousands usually have something reasonable that has since settled. Newer construction is generally better insulated but frequently has ductwork and equipment in the attic that has disturbed the material around it.
The fourth is hurricane related work. Roof replacements are common here, and a roof job frequently disturbs attic insulation without anyone mentioning it. If your roof has been replaced in the last few years and nobody discussed the insulation, it is worth a look. We find displaced and compressed material after roofing work regularly, and it is invisible from inside the house.

Questions
The reliable answer comes from a ruler in several places in the attic, not from the age of the house or the feel of the rooms. Rooms that run warm in the afternoon and an air conditioner that struggles to keep up on hot days are both consistent with thin insulation, but they are also consistent with duct problems and air leakage. The inspection separates them.
No. The inspection and the written scope that comes out of it are free, with no obligation to proceed. We would rather tell you your attic is fine than sell you something you do not need.
Often yes, and it is usually the sensible approach. Adding to sound existing material is faster and less expensive than removing it. Removal makes sense when the existing layer is contaminated, has been wet, or is so degraded that it is not a stable base.
Most single family attics are a one day job including air sealing. Larger homes, attics with difficult access, or jobs that include removal of existing material can run longer, and we tell you which category yours falls into before we start rather than after.
In a house going from very little insulation to a proper uniform depth with the leaks sealed, yes, and usually in the rooms that were worst. In a house that already had reasonable insulation and a different underlying problem, the honest answer is that insulation is not the fix, and we will say so at the inspection rather than after the invoice.
Anything stored on the attic floor needs to be moved for us to work and for the insulation to perform. We will tell you what needs to come out at the inspection. If you need to keep storage up there, a raised platform above the insulation line is the way to have both.
